It’s the time of year when my clients start to feel pressure to get their homes ready to list the following year… because next year is just 47 days until January 1st!

My advice: with a little planning, you can pull off some DIY updates that are cost-effective and will make a big impact with Millennial homebuyers.

Decor: Mid-century Modern and rustic

One of the most cost-effective update, that make a huge impact, is paint. If you can’t hire a professional, recruit a few friends and have the entire first floor painted in a weekend. The color I recommend and used in my house is Sherwin Williams Snowbound. This white is perfect because it’s not stark white and is the perfect backdrop to the rustic and naturalistic features Millennials love so much.

I love this kitchen from the Bigger Than The Three of Us blog.

Does your kitchen need a refresh? Try open shelving instead of cabinets and install a granite countertop. Paint the lower cabinets a pop of color like navy blue and you’re on your way!

Replace outdated light fixtures with geometric light fixtures, like this one from IKEA. (Psst, I have two of these in my home and I get compliments on them all the time.)

Another fun way to add a rustic element is with peel and stick wallpaper. Use it to create a feature wall. I love the before and after pictures reviewers uploaded for Devine Color Reclaimed Wood on Target’s website.

Bring the outdoors in. Use groupings of indoor plants and hang botanical prints to achieve this.

Technology: Smart homes

Smart technology, such as Wi-Fi thermostats, electronic home access, keyless locks, interconnected doorbells, and security systems controlled by smartphone apps are examples of in-home technology Millennials covet. Many of these items are easy to install with a screwdriver and a little electrical know-how.

Outdoors: Create outdoor living spaces

While this might take a little professional help, adding a back deck or a flagstone patio to define an outdoor living space will check off a necessary feature on Millenials wish list, and is far less hassle than a kitchen or bathroom remodel.
