Fall is a great time to list your home. I know, it flies in the face of conventional wisdom that the spring is the only time to list a home, but the truth is, the biggest month for closings between September and March is December!

So this means, if you’re ready to sell, now is the perfect time to list.

Here are other big reasons to list now:

  • Less competition than the spring market
  • Housing inventory is down 10% from last year, so it’s still a sellers’ market
  • Housing demand is stronger in Atlanta than in most areas of the country, especially due to low inventory
  • True, there are less buyers out there this time of year, but overall, they are more serious about buying, resulting in fewer but more productive showings
  • Appraisals are more favorable and easier to find following a robust summer market
  • Interest rates remain historically low—two percentage points below 2007—and mortgage underwriting guidelines continue to expand
  • Year-end employee relocation to and from Atlanta is heating up as companies look to relocate employees before the end of the year
  • Buyers want to close in 2018 for tax purposes
  • Buyers with children like to close in December so the kiddos start fresh in January at their new school. Morris Brandon elementary received 20 new students between November 2017 and January 2018, all of which relocated into the district. Why do I know this? Well, because I chair the yearbook committee and I have to photograph the new students so their portrait makes it into the yearbook 🙂
