Construction on Howell Mill Rd Continues

Having lived off the intersection of Howell Mill Rd and Collier Rd for almost 10 years, I’ve grown accustomed to the gridlock traffic that forms every weekday around 5:15pm… and we can expect it to get worse before it gets better, because more people, and cars, are moving in.

Yep, in addition to the Berkshire Howell Mill Rd apartment complex, another apartment building is being built at the intersection of Emery St. and Beck St. directly behind Berkshire. Known as The Flats at Howell Mill, this complex will have 345 units and a seven-level parking deck with 550 parking spaces.

According to Yolanda Adrean’s office–District 8–zoning still allows for medium- to high-density residential housing in the Collier Triangle; however, the area is now zoned as a mixed-use/quality-of-life category. This requires developers to design their projects to be more pedestrian friendly and conducive to the live-work-play concept.

The good news: there are plans to put boutique retail and restaurants in front of the Berkshire complex, and the city’s planning department continues to monitor traffic patterns.
