Despite the rain, April saw gains
Earlier this month, I reported on the flat first quarter market, citing that average sales price in many neighborhoods were down from the year before, and other data. Well, sellers finally jumped in the market in April, and we’re starting to feel like a normal spring market.
Here is the market activity for the area covered in HNR for 1/1-4/30/19 vs. 1/1-4/30/18* (be sure to check out the other data and charts below for more info on the month):
- Sales volume is down 2% year-over-year, from 816 in 2018 to 797 in 2019
- Average sales price is up 9%—from $708,216 to $772,216
- Median sales price is up 4% year-over-year, from $575,000 to $600,000; Note: we experienced an 8% year-over-year increase between 2017 vs. 2018
For Cobb, DeKalb, Forsyth, Fulton and Gwinnett counties:
- Sales volume is down 3% year-over-year, from 13,392 to 13,003
- Average sales price is up 6%, from $340,130 to $359,239
- Median sales price is up 4%, from $278,752 to $289,500

*The Hatch Neighborhood Report compares year-to-date sales data to the previous year to measure the health of the housing market of Buckhead, the Upper Westside, and the surrounding areas; and compares that sales activity to the metro area as a whole. Reporting sales activity for the year provides a more accurate measure of the health of the housing marketing, and allows us to identify top-performing neighborhoods.
