New Year, New Numbers

As you know, I’ve been charting year-to-date sales activity of metro Atlanta’s most popular neighborhoods in and near the Upper Westside for nearly three years. I break out the area into 25 submarkets so you can see how your neighborhood is performing on a micro level. Very helpful, right?

Well starting in 2019, I’m adding median sales in the mix to give us a big-picture view of how the area is performing because each neighborhood is different, and using average sales price isn’t as good for the big picture.

Here’s how the market activity for single-family detached homes fared in January 2019 vs. January 2018 for the area covered by the Hatch Neighborhood Report:

  • Sales volume: decreased 16% year-over-year, from 147 in 2018 to 123 in 2019
  • Average sales price: increased 12%—from $823,633 to $925,075—however there were many outliers in the luxury market skewing ASP
  • Median sales price: only up 1% from January 2018, from $560,000 to $565,000

For Cobb, DeKalb, Forsyth, Fulton and Gwinnett counties:

  • Sales volume: decreased 9% year-over-year, from 2,463 in 2018 to 2,237 in 2019
  • Average sales price: increased 7%, from $318,852 to $342,130
  • Median sales price: up 6%, from $233,500 to $247,000

The Hatch Neighborhood Report compares year-to-date sales data to the previous year to measure the health of the housing market of Buckhead, the Upper Westside, and the surrounding areas; and compares that sales activity to the metro area as a whole. Reporting sales activity for the year allows us to identify top-performing neighborhoods.
